TERMS: A deposit of ten percent is required in the form of a certified check, cashiers check, money order or wire transfer payable to the trustee attorney. Buyer to pay all closing costs. Balance in full within (30) days from the confirmation of sale. Sale subject to confirmation. Property sold in as is condition. All inspections must be done prior to sale. Final viewing one hour prior to auction. Brokers recognized with 48-hour pre-registration.
AUCTION REGISTRATION: Upon completion of this registration you will receive an email indicating you must provide a copy of your drivers license or business registration certificate before online bidding is activated. This can be accomplished by emailing the information to our customer service rep via email or email to alec@georgeromanauctioneers.com or croman@gerogeromanauctioneers.com a minimum of 1 hour prior to the auction ending time.
BUYER’S PREMIUM: 10%. This is added to the final auction high bid to establish the purchase price.
EARNEST MONEY PAYMENT: Winning online bidders must deliver earnest money via wire transfer or cashier’s check to the title company or designated recipient listed in each specific properties description immediately following the auction or within 24 hours, in the amount specified per property in the description with terms. The successful online bidder will be notified immediately following the closing of the auction and emailed the Auction Purchase Agreement and other purchases documents, to sign and return. The balance will be paid in full at closing on or before 30 days of acceptance of the offer.
TITLE AND BUYER EXPENSES: Buyer shall pay the following through escrow: a) one-half the escrow fee; b) one half the cost of insuring premium for Owners Fee Policy of Title Insurance; c) all recording fees for the deed and any mortgage; and d) title exam and cost of Certificate of Title or other evidence of title regarding the mineral estate; (these terms do NOT apply to Bankruptcy or Court Ordered Auctions, see that specific properties purchase agreement for buyer paid expenses).
BUYER FORMS: A bidder’s packet is available online or by email request and will include the Purchase Agreement, Agency Disclosure, Affiliated Business Disclosure, As Is Addendum and an Addendum to Purchase Contract.

1. All property is sold “AS IS”, and ALL SALES ARE FINAL. It is the Bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factors. George Roman Auctioneers, Ltd. may attempt to describe the merchandise in advertising, on the Internet, and at the auction, but makes no representations as to any of these determining factors. In no event shall George Roman Auctioneers, Ltd. be held responsible for having made or implied any warranty of any type or use. Bidder shall be the sole judge of value.
2. All Internet Bidders agree to pay a buyer’s premium equal to Ten Percent (10%) of the hammer price or high bid of each item they purchase. If the hammer price of an item is $100,000.00 the buyer’s premium will be $10,000.00 for a total purchase price of $110,000.00.
3. George Roman Auctioneers, Ltd. is providing Internet on-line bidding as a service to the Bidder. Bidder acknowledges and understands that this service may or may not function correctly the day of the auction. Under no circumstances shall Bidder have any kind of claim against George Roman Auctioneers, Ltd. or anyone else if the Internet service fails to work correctly before or during the live auction. George Roman Auctioneers, Ltd. will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bid feature and leave their maximum bid 24 hours before the auction concludes.
4. Bidder agrees that this agreement shall be governed by the laws of the state of Ohio and hereby grants sole jurisdiction and agrees to submit to the personal jurisdiction and venue of a court of subject matter jurisdiction located in Ohio. Bidder agrees and grants that service of process on them may be obtained by mailing a certified letter, containing a summons, postage prepaid, to them at the address they provided to register. Should a dispute arise between George Roman Auctioneers, Ltd. and Bidder, Bidder waives any right to a trial or hearing in a court of law and agrees to settle the dispute through binding arbitration in Ohio.
5. George Roman Auctioneers, Ltd. may refuse a buyer’s number to anyone for any reason. Bidder agrees to provide any identification George Roman Auctioneers, Ltd. may request including but not limited to: drivers license, photocopies of credit cards, Social Security card or US Passport. Bidder agrees to comply with any stated additional terms or conditions associated with particular items
